While preparing to sell their studio operations, a Chicago area radio station realized the problem an 8000 gallon tank would have on the sale of their present property. To assure a quick sale KdE was retained to perform a closure of the tank. KdE directed the project from permitting, to the obtainment of a "No Further Remediation" letter from the City of Chicago, Department of The Environment. Following the quick sale of the studio, the station relocated.

Within a week of closing on a loop area building, a last minute Phase I Environmental Site Assessment performed on the property identified the presence of a 12,000 gallon fuel oil tank. KdE was retained to review the report and assess the tank concern. KdE completed an assessment report including the tank's contents/integrity, soil sampling results and an estimated cost for closure of the tank. The loan for the property closed this spring.

The owners/operators of a small industrial factory on the southeast side of Chicago wish to relocate their operations to Indiana. A Phase I report by their bank found eight areas of concern on the property including asbestos, underground storage tanks, drums and stained soils. KdE was retained to investigate each area of concern and present a cost estimate to remediate the concern to applicable state and federal standards. The investigation concluded only four of the areas warranted cleanup, and costs to cleanup other concerns were manageable based on the value of the property. The firm recently purchased a new factory in northwest Indiana.

Solutions: Remediation of Contaminated Soils

A Lincoln Park Developer had targeted a prime parcel of property for upscale condominiums. A problem arose when eight underground storage tanks were discovered on the property and were reported to be leaking. KdE was retained to investigate and remediate any contaminated soils resulting from the tanks. The investigation concluded there were only about 250 cubic yards of contaminated soil on the property. The property closed, and with money put in escrow by both the buyer and seller, KdE removed the tanks and soil contamination within our estimate. A condominium building sits on the site today.
